The subject folios are located in Lower Kilmacow situated about 7 km south of Mullinavat and 8 km north from Waterford City. Kilmacow consists of an Upper and Lower Village approximately 1 km apart. The population of each of the villages is just under 700, while that of the Kilmacow area as a whole totals over 2,000. Amenities in the lower village include a licensed premises, local take away and numerous mature residences both one off and terraced. Kilmacow Upper has three primary schools and there is a bus service to Waterford city. The subject properties are situated on the eastern side of the village and accessed from County road LS 7447 2.

Description Folio KK8065 comprises an irregular shaped site circa 6.08acres which is largely although not entirely surrounded by the River Blackwater land is laid out in grassland.

Folio KK10980 comprises a detached two storey building, formerly a Garda Station but now a condemned building as it has become derelict over the years. The building sits on a site circa 0.3 acre which adjoins the above mentioned KK8065 and is accessed via a single farm gate with hedging boundaries. The site has the benefit of road access.

The sites contain a number of structures including a derelict old 2 storey mill and also contains a Holy well, monument no. KK043-006.

Zoning We understand from the Kilkenny County Development Plan 2014- 2020 that Folio KK10980 is situated within the Development Boundary and Folio KK8065 is situated outside same.
